Eton Residences Greenbelt
Eton Residences Greenbelt is a pre-selling Makati Condominium in the very prestigious address of Greenbelt Makati. It is also the pioneer project of Lucio Tan‘s Eton Properties Philippines Inc. Its location is the at the PRIMEST (highest Zonal Value in Makati according to BIR), since it is along Legazpi St. and right in front of Chili’s Greenbelt 1. It is most comparable to The Residences at Greenbelt by Ayala Land, since their prices, location, and target market are virtually the same.
Since this is the first project of Eton Properties, management has decided to further upgrade its exterior from a classic Mediterranean feel to a more sleek, stylish, and modern look. Also, what’s very unique in Eton Residences Greenbelt is that only offers loft bi-level units, which gives you more breathing space, better air circulation and a nice “homey” feel to your Greenbelt Condominium.
When Eton Residences Greenbelt started pre-selling last April of 2007, it was immediately sold out in only 3 months! That’s because the Greenbelt location could be one of the primest locations in the Metro Manila area, and even in the whole Philippines. At that time, prices were even below the p100,000 per square meter mark, which also made it very attractive to investors since the going rate with its Ayala Greenbelt rival was about p130k per sqm. That is the advantage of investing in pre-selling condominiums – you get the lowest price with great payment terms
At present, prices at The Eton Residences Greenbelt are also in the p130k per sqm range, which is now the same with the Ayala Greenbelt condominium. Of course, they will finish earlier as its first tower has already been turned over. Meanwhile, Eton Greenbelt will be done by Sept 2011.
Due to the recent U.S. economic downturn, some units in Eton Greenbelt have reopened for sale. They still offer the low 10% or 20% downpayment term along with Zero Interest payment schemes.

do you still have available units or totally sold out na? do you offer three bedroom units?
As of today… There are only PENTHOUSE Units left at the Original Inventory of Eton Residences Greenbelt, and a 2 bedroom unit at the lower floors. In total = there are 5 UNITS left for your pre-selling investment (all re-opened from Default Buyers of last year…).

There are some 1 bedroom resale units available for sale if you are interested and are able to invest a big downpayment (terms are more rigid)…

I’m interested in a 2br or 3br unit. Penthouse unit ok too. I’m concerned about earthquakes though. Any provisions from the builder in terms of earthquake proofing and such?

All new buildings in the Philippines follow a building code which requires all new buildings to construct an Earthquake-resistant structure, so you don’t have to worry
***Worst case scenario: remember this – during a strong earthquake, the Japanese go to the TOP of the building rather than the bottom, so that the other floors won’t go tumbling over them

There are less than 5 units for sale in Eton Residences Greenbelt Ms. Grace, as it has long been sold out. The remaining units for sale are RESALE units, and they are owned by the earlier buyers of this project.

I have resale units here, there are no more units left on the Original inventory… since it is going to be ready this coming September already.

how much is the current price/sqm here now. I have 1 br @ 32nd floor facing ayala… i wonder should i resell before turnover or just stick with it and rent it later… i am leaning toward reselling the unit because the dollar value is now lower… i still need to convert $ to pay off the balance which is 40%. turnover will be Jan 2012 per eton…
current price per sqm in Greenbelt is already at P170-180 per square meter. I suggest you don’t sell it first because the value of Greenbelt land will still go higher
