Fort Bonifacio Condominium: Icon Plaza
As you know, the Fort Bonifacio Global City is being developed to become an even better Financial district than the already-modern Makati City (more details on my previous blog post at http://www.realestatephilippinesblog.com/the-fort-bonifacio-global-city-the-future-financial-capital-of-the-philippines/). One of the new fort bonifacio condominiums joining the fray of developments is new ICON PLAZA condominium (center picture). It is owned by Xcell properties, a conservative developer formed by a joint venture between well-known businessmen Enrique Razon (Owner of ICTSI), Alfred Xerxes-Burgos (Landco President and former Ayala Land President), Ramon Sy (former I-bank President), Wilson Sy (Owner of Phil Equity Securities), and Gerardo Lanuza (makers of Tektite Phililppine Stock Exchange Twin Towers).
Xcell Property Ventures is a relatively new player in the Real Estate Philippines scenario, positioning themselves as a conservative high-end Philippine condominium developer. Their first project is called the Icon Residences, and it has a very prime location right beside Manila golf, giving excellent views of Forbes Park, the golf course, and the Makati Skyline. It is currently sold out, and is scheduled to finish ahead of time starting this 2009. Their other projects include The Infinity Condominium also in Fort Bonifacio, and Nuvo City in Libis, under their sister company’s name Silver Icon.
Icon Plaza’s main highlight is the fact that its location compared to other fort bonifacio condominiums is better in the sense that it is nearer to the center of Fort Bonifacio Global City, hence their marketing campaigns all use the “centering” theme a lot. In fact, they are right in front of The Fort Strip and Embassy club, which will be later developed into a commercial district by Ayala land according to some reports. Also, finishings in the Icon Plaza are quite high-end with high ceilings and promos for free quality furniture. Prices here are a little lower compared to Serendra rates, which should make sense since they cannot afford to be more expensive than their Ayala competitors. Also, their investment payment terms are very similar to the flexible terms of Megaworld, perhaps because their sales VP was formerly a Megaworld officer, with VERY LOW monthly payments.
