Hard but Valuable Philippine Property Lessons from Ondoy and Pepeng

As we have all seen and felt recently, both Ondoy and Pepeng have taken lots of lives and property while still leaving disease, garbage and wreckage in their tracks. As we still continue to do our part to rise up from these challenges, we must reflect on the hard and valuable lessons that Ondoy and Pepeng have taught us, so we can be prepared the next time storms like these hit us…

Below are some Philippine Property Lessons which you should take note especially after these two storms. It seems that due to Global Warming and Climate Change, more of these abnormal rains will hits us.   • Insure your properties and cars with the “Acts of God” clause, to make sure that they will get insured once another flood strikes us. This can also apply to other natural disasters such as earthquakes, landslides and tsunamis, provided that your insurance company deems your property safe to such. However, take note that such properties which near rivers, lakes, fault lines, hills and mountains will probably not pass the Insurers since they are already risky and quite prone to natural disasters.

  • When in doubt in buying a property which you think is disaster-prone, go to the Housing Land Use and Regulatory Board (HLURB) and ask for the License of the Developer of that Philippine Property. Get a certification that the place you want is actually feasible and safe for occupancy. You can also check with a geologist in the University of the Philippines if the place is safe from floods and earthquakes.
  • Houses near lakes and Rivers are supposed to be more expensive due to special engineering that will prevent extreme flooding, and this will entail the developer more costs to do as such. It is quite obvious that riverside and lakeside developers of villages who experienced such devastating floods (example: Provident Village Marikina) lacked the special engineering to stop such calamities. In fact, village owners can file a case against the developer of their flooded riverside/lakeside village and charge them with Homicide and Disregard of Human Safety.
